ACCREDITED BUYER REPRESENTATIVETM (ABR®)              

When buying a home, choosing the right agent to assist you is instrumental in getting the home of your dreams for a price and terms you are happy with.

 

If you are a prospective buyer, you may want to consider enlisting the help of an Accredited Buyer Representative (ABR®) or “buyer’s agent” to help guide you through what could be the most complicated transaction of your life.

 

 

Why should you use an Accredited Buyer Representative™ (ABR®) when purchasing a home?

Until very recently, real estate agents almost always represented the seller, not the buyer, in a real estate transaction. Even the real estate agent who drove you around and showed you homes for sale was working on the seller’s behalf. By law, the agent was required to get the best price and terms for the seller. However, with the introduction of buyer agency, this has all changed.

There are many benefits to enlisting the assistance of an Accredited Buyer Representative™ (ABR®) when purchasing a home.

  • An ABR’s® duty is to represent you and your best interests at all times throughout the transaction.
    • Other agents, unless they specifically disclose otherwise, represent the seller throughout the transaction.
  • An ABR® can develop a Competitive Market Analysis (CMA) to see how the price of the house compares to the current market.
    • Other agents cannot reveal any information that would be detrimental to the seller or that could give you, the buyer, an advantage. This includes a CMA.
  • An ABR® can help you write the best offer with the best terms for you.
    • Other agents can help you write the best offer with the best terms…for the seller.

Although it is not necessary to hire an Accredited Buyer Representative™ (ABR®) when you purchase a home, it is important that you know your options so that you don’t settle for less representation than you want and deserve…and it’s FREE!

The Real Estate Buyers Agent Council, REBAC, was founded in 1988 to promote superior buyer representation skills and services.

An affiliate of THE NATIONAL ASSOCIATION OF REALTORS since 1996, REBAC’s membership now numbers well over 40,000 and is the world's largest organization of real estate professionals concentrating on buyer representation.

Members who meet all course and professional experiential requirements are awarded the ABR® (Accredited Buyers Representative) and/or ABRMSM (Accredited Buyers Representative Manager) designation(s). Both are the only designations of their type recognized by NAR.

The ABR® designation is geared towards agents who wish to enhance their buyer representation skills, and provides proof to prospective buyer-clients of their proficiency at servicing the special needs of buyers. The ABRMSM designation, on the other hand, is intended for owners, brokers and managers who have or intend to incorporate buyer representation into their company’s service offerings. Developed in partnership with the Real Estate Brokerage Managers Council of THE NATIONAL ASSOCIATION OF REALTORS, the education program includes the ABR® Designation course as a requirement, though not the designation itself.

REBAC supports its members through a variety of benefits and publications designed to keep members informed of developments in buyer representation and to assist members improve their business. REBAC also promotes the advantages of professional buyer representation to consumers.
